As first time buyers, this is all so new to us and Rubina Rob has been superb in making such a daunting experience easy and smooth. She’s super friendly and gets things done very quick! Nothing has been too much for her and she has been so patient regarding anything I’ve needed clarification on. Honestly, I could not recommend her more and will definitely come back to hopefully work with her in the future. We’ve exchanged contracts today and will complete on Thursday and none of this would have been possible without Rubina. We are buying a shared ownership property that is move in ready and in all the process has taken us around 2 months for anyone wondering. Thank you so very much!

I previously wrote a bad review but since a new solicitor took over my case, she has been absolutely fantastic. I can’t thank Rubina Rob enough for her hard work for getting me to complete within 9 weeks. She was extremely professional, proactive and constantly kept me up to date. She responded quickly to any queries I raised and always gave me a phonecall to explain further. I can’t thank Rubina enough, I would definitely use her in the future. Thank you so much! Rubina is a credit to PLS.

I would say it was not straight forward but Will from PLS Contact made things clear and helped me. They were prompt in replying and making me understand the whole process.

Fantastic service would definitely use again

Good solicitors for us as first time buyers
Sean Fox
This feedback is specifically for Rubina Rob at PLS Solicitors. After a very poor start to my conveyancing experience, where much of my time and efforts were wasted by Matthew Howard and Sam Burton, Rubina took over my case. Once she did, things rapidly improved. Rubina kept me in the loop and was very responsive to emails and phone messages. She understood my frustrations with the previous handlers and dealt with my case in an efficient and professional manner. I will be leaving a separate review for PLS as a company when I have time to put everything in writing.

We had Sean help us with our house buying experience and he was brilliant from start to finish. Emails were replied to quickly and searches were also completed in good time - we didn’t have to chase once. Would definitely use in the future. Thank you!

Amazing experience from start to finish with one person, Clare Hessey, her professionalism stood out we never had to chase she kept us informed throughout a stressful and anxious process she took the time to explain with clarity when we did not understand. We have no hesitation in recommending Clare, she is simply amazing at what she does, an asset to PLS. Thank you so much Clare.

Stages of the Selling Process
The precise stages involved in the sale of a residential property vary according to the circumstances. However, a standard sale transaction will usually involve the following stages (the typical stages listed below are reflected in the indicative costs referred to above):
Take your instructions and give you initial advice
Preparing the contracts for sale
Issuing the contracts
Dealing with additional and standard enquiries raised by the buyer’s solicitors
Liaising between you and the buyer’s solicitors on any enquiries
Completing the sale
Dealing with post completion matters

If the property being purchased is leasehold or freehold with a management company, the following stages may also apply:
Sending the Leasehold or Management Information Pack to the Buyer’s solicitor
Liaising with the Landlord and / or Management company
Dealing with additional enquiries raised by the Buyer’s solicitor in respect of the Leasehold or Management Information Pack.
A Guide to our residential conveyancing costs
It is not possible to give precise costs1 figures without first understanding your specific transaction and your exact requirements. This costs guide is only an indication of the likely approximate cost of a transaction. For a costs estimate specific to your transaction, please contact us. This costs guide is intended to give you an approximate idea of the overall legal costs and is based on the average amount of work involved in a basic house sale. We start with a base fee for a basic house sale (around £450) and add fees for specific elements, such as leasehold status, ID verification, or banking charges, which are included in the £450- £1900 range. If unforeseen complexities arise (e.g., title defects), the fee may be revised.
Typical Sale Costs1:PLS Legal Fees2: (Inclusive of VAT at 20%)
Additional fees are included in the above range and are applied where applicable. Some typical examples of these are as follows (inclusive of VAT)::
Leasehold Fee:
ID Verification fee:
Banking and bank charges fee:
Maintaining Archive fee:
Office Copy fee:
Disbursements3 (no VAT)* (these are not included in the legal fees mentioned above)
1 Costs means fees and disbursements, taken together

For leasehold properties or freehold properties with a management company there are certain disbursements which will be set out in the individual lease/transfer deed relating to the Property. This list is not exhaustive and other disbursements may apply depending on the terms of the lease/transfer deed.
Leasehold/Management Information Pack – this is a pack of information provided by the Landlord and/or Management Company for the property and the fee can be difficult to estimate. Often it is between £100.00 and £450.00 per Information Pack. In some instances two information packs maybe required (one from the Landlord and one from the Management Company).

A detailed quote will always be provided to you at the beginning of the case.
Our costs quotes for the work to be carried out are made on the following assumptions. If all or any of the assumptions are incorrect, we may revise our quotation:
That no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
That all the title documents have been provided and we are not expected to re-constitute the title nor ask you/your mortgagees for missing documents. Nor are we expected to have to prepare statutory declarations or make applications to the Land Registry to correct any defects in the title or put in place any indemnity insurance for the Property.
That the property is registered land.
That no third parties’ consents are needed to the sale proceeding or assignment of lease.
This is the assignment of an existing lease and is not the grant of a new lease.
The transaction is concluded in a timely manner and no unforeseen complication arise.
All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.
That the mortgagees will provide appropriate discharge/consent on request.
That in the case of leasehold land that there is no freeholder’s or superior lessor’s consent required as a pre-condition of the sale proceeding or assignment of lease.
How long will my house sale take?
The average length of a conveyancing transaction from instruction to completion is currently about 15-20 weeks. However, the time an individual case takes to complete can vary greatly, depending on the particular circumstances, and is largely the result of the readiness and willingness of all parties to proceed, the property title (eg freehold, leasehold, registered, un-registered), responses from landlords or management companies, and other factors.
The following are some examples of factors which can affect the timescale in a conveyancing transaction. This list is not exhaustive:
Delays by third parties, e.g. the other side’s solicitor
A delay elsewhere in the chain
Probate or divorce proceedings
Obtaining necessary information from third parties such as management companies or landlords
Complex titles
Leasehold properties and flats
Unforeseen work e.g. existing tenants in the property or obtaining planning and building regulation consents for works undertaken, specialist reports required.

Frequently Asked Questions

What is Sale Ready and how does it help speed up my sale?
Sale Ready lets us start the legal groundwork, such as title checks and preparing key property information, before you’ve even found a buyer. That means less waiting once an offer is accepted, and it’s free to use.
What documents will I need to provide when selling?
You’ll typically need proof of ID, your property’s title information, and details of any alterations, guarantees, or planning permissions relevant to the property. Your case handler will confirm exactly what’s needed for your sale.
How are enquiries from the buyer's solicitor handled?
Once contracts are issued, the buyer’s solicitor may raise enquiries about the property. We manage these on your behalf, only coming to you where we need further information or documents.
What happens if my buyer pulls out?
It’s an unfortunate possibility in any property chain. If this happens, we’ll talk you through your options and help you remarket the sale as quickly as possible.
